Like all fungi, molds derive energy from organic matter in which they live. Molds are ubiquitous in nature, and mold spores are common in household and workplace dust. However, mold growth in buildings, when mold spores are present in large quantities, can present a health hazard to humans. Some molds produce mycotoxins. The term “toxic mold” or black mold refers to molds that produce mycotoxins. Mycotoxins can potentially cause allergic reactions and respiratory problems.

Mold inspection and assessment involves identifying if there is a problem, the location of the problem, and the extent of mold hazard present. Air sampling and testing can identify if there are large numbers of mold spores in the air inside a building or home, which could be caused from indoor growth. The major source of mold in attics and basements is improper or insufficient ventilation and moisture or water due to leaks, condensation, or flooding. Mold in the home can usually be found in damp, dark or steam filled areas e.g. bathroom or kitchen, cluttered storage areas, recently flooded areas, basement areas, plumbing spaces, areas with poor ventilation, and outdoors in humid environments.

Various practices can be followed to mitigate mold issues in buildings, the most important of which is to reduce moisture levels that can facilitate mold growth. Removal of affected materials after the source of moisture has been reduced and/or eliminated may be necessary for remediation. In order to eliminate mold or mildew, first you must eliminate the cause. The source of moisture must be addressed. Leaky pipes must be repaired and appliances that produce moisture be vented. Increase ventilation in attics or basements, and use dehumidifiers. If there is outside intrusion, find and correct the source of intrusion.

Mold Remediation is the removal and cleanup of the contaminated area. Remediation is necessary because molds gradually destroy the thing they grow on. Remediation is also necessary for health reasons. Containment is necessary to isolate the mold contaminated area from the non-affected areas. Also, wearing personal protective equipment is necessary to limit exposure to mold and mold spores. The extent of the contaminated area dictates what protective equipment is worn and what type of containment is necessary. Certified professionals that use  proper mold cleaning agents should be used to clean up mold properly and to prevent re-growth from occurring.
